Development and Build to Suit

FedEx Freight was nearing capacity at their current freight terminal in Fargo, North Dakota. They were in need of a larger facility with more truck doors. Due to Duemelands strong relationship with FedEx, and previous track record in the trucking industry, FedEx looked to Duemelands to do a build to suit. Duemelands used a team approach throughout the entire process all the way from site selection to design of the building to construction managment. Because of Duemelands groundwork and ability in finding affordable land in an ideal location, FedEx has been very successful in the location and continues to look to Duemelands for future projects.

Qdoba Mexican Grill, one of the fastest growing franchises in 2007, was looking at entering the Bismarck market and needed a site. Duemelands had recently acquired an infill site, which already had an existing building, but also had enough excess land, which could be used to erect a new building. Duemelands collaborated with Qdoba on the design, which fit their prototype but also fit within their budget. From the ground up, Duemelands was in continuous contact with Qdoba to ensure they were getting the layout and feel they desired.

Verizon Wireless had outgrown their location and was looking for a larger space to fit their needs. Duemelands was able to secure a location, which met their criteria for the new store. It was the rehabilitation and build out of a previous Hardee's building. The timing was a critical issue in this transaction, but Duemelands succeeded in keeping the contractors on task and on schedule to meet Verizon's time constraints.

Tenant and Buyer Representation

Snap Fitness, one of the top 15 newest growing franchises nationally needed space in Grand Forks, North Dakota. Snap Fitness, who was nationally represented by Northstar Partners, an affiliate of Cushman Wakefield, needed a real estate company with local knowledge of the Grand Forks area and turned to Duemelands Commercial to fulfill that need. Duemelands has been able to co-broker a number of transactions with national real estate companies to provide the expertise of local market knowledge.

Johnny Carino's had opened a location in Fargo, North Dakota and was ready to enter the Bismarck market. Duemelands contacted Johnny Carino's about the possibility. Johnny Carino's concluded it would be best to have representation from an area leader in commercial real estate. By being the exclusive representative for Johnny Carino's, Duemelands was able to show them all potential sites in Bismarck. It is critical for a user to always be represented by a broker to ensure they are receiving the care and attention they require. Once a site was selected, Duemelands assisted in the negotiations to get the property under contract and purchased. Duemelands will always devote the time needed to each client to ensure their needs are met before moving on to the next project.

Landlord & Seller Representation

Investors Real Estate Trust (IRET), headquartered in Minot, North Dakota needed a real estate brokerage company to market and lease their 250,122 square foot enclosed shopping mall in Jamestown, North Dakota. Due to the size of the Jamestown market, IRET required leasing agents with local market knowledge in addition to having sound relationships with the national retailers. Being based in Bismarck, ND and very familiar with the local and regional retailers, plus having completed numerous transactions with national retailers, Duemelands was the right choice.

Visconsi Companies out of Cleveland, OH needed a listing agent to solicit their outlots next to Wal-Mart and Sam's Club. Duemelands handled the leasing and marketing of these parcels and secured a ground lease with Arby's.

Duemelands was notified by the owner of the building that the current tenant was moving out of the space in a few months, which left a large vacancy and a potential of a loss of cash flow to the owner of the building when the tenant left. With the knowledge of the trucking industry, Duemelands was able to identify a perfect user and Old Dominion signed a lease to take the entire vacant space once the previous group vacated. The owner of the building never had a month of income loss.

Property Management

Thompson National Properties recently acquired the TIC Asset Management duties for a large retail property in Bismarck ND known as Pinehurst Square. Pinehurst Square consists of over 184,000 square feet of managed space and the entire complex boasts over 320,000 square feet on 59 acres of land. Thompson needed someone they could rely on with the duties of daily management and tenant relationships. They chose Duemelands to be their local professionals, who they could trust with the operation of their newly acquired property.

Sale and Disposition

GE has a large portfolio of restaurant investment properties. When Pizza Hut decided to end operations at this location and not renew their lease, GE needed a local broker to handle the disposition of their asset. Duemelands successfully sold the asset within 6 months.

Investment Acquisitions

Duemelands represented AEI Funds, a real estate investment and securities firm, in finding cash flow producing properties to their portfolio. Following their specific criteria for investment properties, Duemelands assisted them in the acquisition of 4 Tractor Supply Company buildings in North and South Dakota. Because of the successful relationship, AEI continues to look to Duemelands for future acquisitions.
